Completed project: an under-sink plumbing tidy-up in Markham

The cabinet under the sink is where plumbing goes to get messy — mismatched fittings, a trap that seeps, shut-off valves seized from never being turned. This Markham kitchen needed the under-sink setup rebuilt clean, with reliable shut-offs and a drain that does not weep into the cabinet floor.
The scope of work
We rebuilt the drain and P-trap in clean ABS, connected the supply on fresh braided lines with working quarter-turn shut-off valves, and made sure everything sat square and supported rather than hanging off the fittings. Then we ran the water and checked every joint for leaks before signing off.

The result

A clean, leak-free setup with valves that work — so the next time a faucet or line needs attention, it is a quarter-turn away instead of a trip to shut off the whole house.
What under-sink plumbing costs
- Replace a P-trap or drain assembly: $120–$250
- New shut-off valves and supply lines: $150–$350
- Full under-sink rebuild with disposal or filter: quoted on inspection
What is being replaced and the condition of the existing valves drive the price. Every job is leak-tested before we leave.
Why hire a professional
- A trap that is not aligned and supported will loosen and seep over time.
- Working shut-off valves under every sink are what turn a future faucet swap into a five-minute job.
- A leak under the sink rots the cabinet base long before you notice it — a proper rebuild and leak test prevents it.

"Nobody looks in the cabinet under the sink until it leaks. A clean rebuild with working shut-offs is cheap insurance against the day it does."
